Scope of services
SourcedCRE provides managed off-market origination services for commercial real estate acquisition teams: campaign design, property and ownership research, data curation, direct-to-owner outreach, response review, follow-up, and pipeline administration. The client does not hire, employ, or manage the outreach personnel.
Licensed activity
Outreach personnel perform research and information-gathering activities. Brokerage services, when applicable to an engagement, are provided by appropriately licensed professionals and are documented separately from this website. Nothing on this site is an offer to provide brokerage, valuation, legal, tax, or investment advice, and nothing here creates an agency or representation relationship.
Fees
The homepage describes a flat monthly engagement with an initial 90-day term for informational purposes. Final scope, pricing, any additional fees, payment terms, and licensed-party involvement are governed solely by the executed engagement documents.
Client responsibilities
Clients are responsible for their own acquisition decisions, underwriting, and legal review, and for approving outreach parameters applicable to their mandate, including messaging, calling windows, recording preferences, and do-not-call requirements within their organization’s policies.
No guarantees
The anonymized four-acquisition, $12 million case study is identified as an actual client result. Commission comparisons, sample briefs, screens, and workflows are illustrative. We do not guarantee any particular outcome, volume of conversations, opportunities, or closed acquisitions.
